The Borough of Demarest came into being in 1903 after its separation from the Townships of Harrington and Palisades. It is a small town with a land area of 2.07 square miles. As of the 2010 census, it was home to 4,881 people and 1,403 families. The population density was at about 2,340 persons per square mile.
At the time of the 2010 census, the White population had decreased from 77.28% in 2000 to 70.2%. Hispanics or Latinos had only increased 1.0% to reach 4.4%. The largest increase was seen in the Asian population, from 20.25% to 26.4%. In 2000, almost 4.0% of the residents identified their origin as Japanese. This is the second highest of any town in the state. The other important community is that of Armenian-Americans (2.3% of the population in 2000), which had the 19th highest rate anywhere in the nation.
Of the 1,601 households registered in the 2000 census, 45.5% had minors living with them (one of the highest rates in the state). About two thirds were married couples living together. The median age was 41 years. Minors accounted for 28.9% of the population and seniors for 14.4%.
Statistics from the 2000 census reveal that all incomes were significantly above state levels. The median family income was $113,144. Males had a median income 88% higher than females ($82,597 versus $43,750). The median household income was $103,286 and the per capita income $51,939. According to City-data, these had risen in 2009 to $144,284 and $70,131, respectively. This same source estimated the median house or condo value that year at $712,962 versus $348,300 statewide. In January 2011, the cost of living index was 30.5% higher than the national average. About 1.6% of the population lived below the poverty level.
The 2010 census data for highest educational level of residents age 25 and over reveal that the percentage with a bachelor’s or graduate degree was significantly above state levels (36.48% and 25.08% versus 20.65% and 12.05%). Less than 5.00% had not completed high school versus.
